Data centers and property values

We do not state an effect on property values, because the published evidence genuinely cuts both ways and this is the field where being wrong damages a real sale.

One frequently cited analysis found homes near data centers appreciated about 42% against 41% for comparable homes elsewhere, which is no meaningful difference. Separate work on industrial adjacency does find a discount for homes within roughly a quarter mile of heavy industrial uses, and a large campus with generators and cooling plant is a heavy industrial use.

Both can be true: a regional average that shows nothing, and a real effect that only appears very close and depends on what is between the house and the site. Anyone who tells you the answer in one direction, in either direction, is ahead of the evidence.
